The Hyde Park Arts Center, 5030 S. Cornell Avenue, Chicago, Illinois
• Project Scope - 4335 square foot build-out with exterior alterations to a 1-story 1947 building and
site improvements.
• Interior alterations / build-out included the following - Architectural, structural alterations to roof
framing to support HVAC equipment, HVAC, electrical and plumbing. New 400 amp electrical
service.
• Exterior alterations included the following - New masonry opening with new overhead door located
at the front of the building, new storefront door with side lites, new windows, new rooftop located
HVAC equipment and new 2 inch water service.
• Site improvements included the following - New concrete driveway located at the front of the
building at the new overhead door, new paving at the parking area located at the back of the
building and new fencing located at the back of the property.
• Architectural services performed by Panter Associates included the following:
◦ Project Design - Schematic Design and Design Development and preparing associated drawings.
◦ Construction Documents - Preparing Construction Documents. Retaining and coordinating the
services of structural and mechanical, electrical & plumbing (MEP) engineering consultants.
◦ Special zoning review and approval services required for the building change or use - Expediting
a three parking space credit (reduction) from what is required by the Chicago Zoning Ordinance
for the motorcycle (motor vehicle) repair shop building use. Services included several meetings
with a City of Chicago Department of Planning and Development (DPD) senior plan examiner and
detailed research to find City of Chicago records for the previous building use. Preparing an
architect stamped & signed letter with attached City of Chicago records and submitting to DPD.
◦ Alley access ordinance - Expediting an alley access ordinance for access to the parking area from
the public alley.
◦ Sign permit - Preparing drawings of the existing sign and sign structure for the sign permit
application.
◦ Public way use (privilege) permits - Prepared drawings and expedited public way use (privilege)
permits for a sign and lights located at the front of the building.
◦ Building permit expediting - Obtain special approval from the City of Chicago Department of
Buildings (DOB) to apply for the building permit through the DOB Self-Certification permit
program. Expedite the building permit application through the DOB Self-Certification permit
program. Retain and coordinate the services of a DOB certified structural peer review consultant
as required for the Self-Certified building permit application process. Expedite an easy permit for
the fence.
• 1,300 square foot, first time interior tenant build-out in new adaptive reuse 2-story building.
• Project included customer service area, seating areas, preparation area, and storage area.
• Alterations to existing plumbing, heating, ventilation & air conditioning, and electrical systems.
• New exterior concrete ramp and stoops for accessibility to existing building side entry and
front entry doors.
• Alpine Jewelers - Jewelry Store
Grand Teton Mall, Idaho Falls, Idaho
• 1,800 square foot interior tenant build-out located at shopping mall center court.
• Project included complete demolition of 2 existing tenant spaces for new jewelry store.
• Alterations to existing plumbing, heating, ventilation & air conditioning, and electrical systems.

Blue Lakes Mall, Twin Falls, Idaho
• 1,500 square foot interior tenant build-out located at shopping mall center court.
• Project included complete demolition of existing tenant space for new jewelry store.
• Alterations to existing plumbing, heating, ventilation & air conditioning, and electrical systems.
• Nails On Elm - Pedicure & Manicure Beauty Salon
21 West Elm, Lower Level, L115, Chicago, Illinois
• 1,160 square foot interior tenant build-out in existing high-rise mixed-use building.
• Project included removal of all existing interior partitions, finishes and electrical devices.
• New waiting/sales areas, manicure area with 8 stations, pedicure platform with 5 stations,
facial room, office, lounge/employee breakroom and storage rooms.
• New lighting and alterations to existing plumbing, heating, ventilation & air conditioning,
and electrical systems.
• Istria Café - Coffee and Gelato Shop
Metra Train Stop, 1520 East 57th Street, Chicago, Illinois
• 790 square, foot first time interior tenant build-out.
• Project included customer service area, seating area, uni-sex toilet room, preparation area
and storage area.
• New plumbing, heating, ventilation & air conditioning, and electrical systems.
